Existing Roof System
Describe the type and conditions of the various membranes types on the roof
Upon coming up top to the roof first, no noticing the entire roof is a TPO system
Including all vents, plumbing stacks, gooseneck, and heating vents
Drains are older as well as any flashing on the roof
Lots of standing water around edges of roof lots of organic debris in the standing water areas can see plates and screws under TPO membrane starting to pop
All corners in penetrations have looked like they’ve been replaced before and are now already outdated
Reference pictures for different sizes of flashing
Roof also includes scuppers
And metal flow flashing along the perimeter
Under area of concern from client roof is very soft to walk on has been taken in water for sometime reference pictures. One vent is burnt through the deck and all around the vent open hole from Burn exposed to elements. Need to replace entire area properly would be to replace insulation Wood vent and large TPO patch
Interior Condition, Leaks, Insulation, Roof Deck Type
Collect pictures to help depict the issues presenting on the interior of the building, if accessible collect images of any below deck insulation and the roof deck type.
Begin inspection on ARH building one block south of White Ave and 109 Street
Building is completely unoccupied all boarded up quite a large building
Only access into building is through the alley door by the dumpsters gentleman named Charles has the key have confirmed Charles’s phone number and messaged Charles
Upon entry upon the building entire building has been gutted and is under renovation
Including all bathrooms, bedrooms kitchens all doors are open even some structural walls are not in place yet
Missing drywall, insulation wood, and multiple areas of garbage from when homeless have broken in and set up camp
Very dirty, musty and dusty can smell mould building burnt at some point and firefighters broke a few windows to access fire to put it out and some wood has been replaced in area
Attic/Crawl Space Inspection
Check vent/insul/deck/struct/plumb/wire/pests/moisture. Note damage, leaks, ventilation, & insulation. Photo any issues

Exterior Roof Inspection
Exterior roof inspections assess the visible condition, including damaged shingles/tiles, leaks, flashing, and gutters. Flat roofs require close membrane scrutiny: blisters, cracks, seams, and ponding areas. Check for rot, mold, structural issues, ventilation, and chimney condition. Document findings with photos, noting membrane type and condition. Prioritize safety and thoroughness.
Professional opinion, replacing tire roof with new system and replace Wood where needed clean roof, update all flashing plumbing stacks and drains
Short order quick repair includes immediate area of exposure, at least 3 x 3‘ patch of TPO after cleaning and cutting out burnt TPO and burnt insulation at minimum
Inside building plates and screws can be seen at every penetration as there is no more insulation or drywall present side of building multiple very soft areas. Wood is blackened from burnt and should be replaced.
Some sort of black mastic was used around certain patches, and there is also daylight in some areas
Exterior Roof Materials
Meticulous documentation of the existing roofing system is essential. For color, capture well-lit photos from various angles, noting manufacturer and color names. If unknown, compare physical samples to color charts under natural light. A cut test requires careful removal of a small section, noting material layers, thickness, and degradation. Photograph the cut and surrounding area, recording markings. Additionally, document insulation type (fiberglass, foam, etc.) and thickness. Record fiberboard composition and condition (water damage, delamination). Specify the vapor barrier type (polyethylene, kraft paper) and condition (tears, punctures). During the cut test, examine underlayment and roof deck type (plywood, OSB, etc.). Ensure thorough documentation of all materials for accurate matching and assessment.
