Existing Roof System
Describe the type and conditions of the various membranes types on the roof
Rooftop inspection mediate signs of improper torch down all entire roof is compromised
No possible way to just do a patch multiple nails in metal flashing surrounding building
Multiple spots of soft wood, creating uneasy ground to walk on
All flashing plumbing stacks vents input incorrectly
Attachment from building to back house done incorrectly torched SBS membrane over shingles and then nailed the SBS membrane to the shingles
All SBS torch down in black torch with no rhyme or reason all SBS membrane on top of metal nailed to metal
Interior Condition, Leaks, Insulation, Roof Deck Type
Collect pictures to help depict the issues presenting on the interior of the building, if accessible collect images of any below deck insulation and the roof deck type.
Begin inspection chapel of memory funeral home Fairview front door is on the direction north facing south is the front of the building different foyer rooms no visible water staining presenting itself immediately. Small paint stains, possibly old water stains in the front areas.
Minor bowling in the wood and the drywall indicating possible previous moisture other than that front area in good condition next room into the building no visible water stains. All appears to be in good condition no bowling from the tiles or wood no staining on the paint.
Adjacent room to the east is problematic area, visible rotted, wood, continuous water problems, reference pictures
7 meters south 3 to 4 meters east problematic area seems to be a constant can see old water staining with the drywall little bit of do rotted wood insulation and debris currently leaking
Adjacent to leak room east is an attached garage. Looks built afterwards double check how they tied the building to the garage in as there is a space visible on the outside of the building minor water staining between them on the concrete wall and the ceiling drywall.
Exhaust unit closer to the back of the garage minor wall staining looks old. The attachment to the main building could be leaking for some time, no visible, bowing in the ceiling no visible water stains in the tiles and no problems being presented here at the time. No roof access no crawlspace access

Site contact mentioned these are old water stains and they don’t seem to present themselves quite often and that the Maintenance Man has done multiple patches on the rooftop, but hasn’t been able to locate where the water is coming from
Following room towards the south contains office, no visible water, stains, leaks, paint, or problems with the tile or wood
Majority rooms in good condition no visible problems in back room of building was mentioned. It is unoccupied and not used. Looks like an old kitchen into a back seller type area which has mentioned very dirty. Lots of cobwebs.
Back area of building leads to what looks like a basement seller an addition to the building from the interior an old one on occupied very hard to tell there was a flood. There’s heavy residue of dirt and mud throughout the basement very moist possible problems that way.

Check vent/insul/deck/struct/plumb/wire/pests/moisture. Note damage, leaks, ventilation, & insulation. Photo any issues

Exterior Roof Inspection
Exterior roof inspections assess the visible condition, including damaged shingles/tiles, leaks, flashing, and gutters. Flat roofs require close membrane scrutiny: blisters, cracks, seams, and ponding areas. Check for rot, mold, structural issues, ventilation, and chimney condition. Document findings with photos, noting membrane type and condition. Prioritize safety and thoroughness.
Professional opinion, redo entire roof all torch down all vents all metal flashings all fasteners add drained in lowest point of roof serious repair will not stop leaking without it
All problematic areas visible signs of attempted mastic on seam of membrane
Every seam of membrane compromised
Multiple visible fish mouse multiple holes area that’s leaking is lowest point of roof
Unorthodox building all rolling to that one spot reference pictures

Exterior Roof Materials
Meticulous documentation of the existing roofing system is essential. For color, capture well-lit photos from various angles, noting manufacturer and color names. If unknown, compare physical samples to color charts under natural light. A cut test requires careful removal of a small section, noting material layers, thickness, and degradation. Photograph the cut and surrounding area, recording markings. Additionally, document insulation type (fiberglass, foam, etc.) and thickness. Record fiberboard composition and condition (water damage, delamination). Specify the vapor barrier type (polyethylene, kraft paper) and condition (tears, punctures). During the cut test, examine underlayment and roof deck type (plywood, OSB, etc.). Ensure thorough documentation of all materials for accurate matching and assessment.
